What’s the total cost?

To make sure the home you’re eyeing is within your price range, look beyond the down payment and monthly mortgage costs. You’ll also need to consider taxes, HOA fees, the inspection, and closing costs. Ideally, you should also get a ballpark range for homeowners’ insurance and utilities so you can budget for all the recurring payments.

Is there a risk of flooding or other natural disasters?

Your agent can tell you whether the property is at risk of flooding. If so, you’ll be required to hold flood insurance, as most standard homeowners’ policies don’t cover the costs. You’ll also want to look into the location’s risk for earthquakes, forest fires, and other natural disasters.

Specifically, ask which appliances the homeowners intend to take with them (if any). If you come across a piece of furniture or another item you love while house hunting, you may be able to negotiate it into the contract.  

How old are the appliances & roof?

Several features of a home need routine updating; among the costliest to repair or replace are the roof and appliances. If the home’s roof was installed 20 years ago, chances are you’ll need to replace it soon. Similarly, most appliances can be expected to need a replacement within a decade. Make sure any anticipated upcoming expenses fit into your budget.   

How much have nearby homes sold for?

While the appraisal will help confirm you’re getting the home for a fair value, you’ll also want to ask your real estate agent if the house’s price is in line with what others in the area are going for. Often, homes in the same neighborhood will sell for similar prices, but recent upgrades, more yard or living space, and extra features, such as pools, can drive the price up.
