Focus on the kitchen.

The kitchen is the heart of any home, and it is one of the rooms that factor most prominently into a person's decision to buy. While every room in the house should be clean, well-organized, and presented in the best possible light, take extra care with the kitchen. 

Scrub the floor, counters, cabinets, and appliances; let in plenty of natural light; and touch up the paint on the walls and trim. If you have the budget, consider updating old appliances and countertops. But even small changes like new cabinet handles, drawer pulls, or backsplashes can make a kitchen more impressive.

Provide easy access.

The key to selling a house is helping prospective buyers imagine themselves living in the space. To do this, they should be able to access all areas of the home easily and intuitively. Take the time to declutter both inside and out. And it's always a nice touch to have a parking space available for showings, so be sure to leave room in your driveway.

Don't:

Be unrealistic in your pricing.

While it's currently a seller's market, you still don't want to set your initial home price at an unreasonably high amount. This will discourage many buyers from even looking at the property. Consult your real estate agent and research average selling prices for homes in your neighborhood to determine the most appropriate dollar amount.

Neglect the photos.

When it comes to selling a house, a picture really is worth a thousand words. Dark, dim, shadowy, or un-staged images will turn prospective buyers off before they even read the home description. In general, photos should look like they were professionally shot: clear, well-lit, and inviting, with multiple shots of each room from different angles.
