While your air conditioning unit is running this spring, dirt can get pulled into the outdoor and indoor components. Layers of grime on the various parts can affect AC performance and efficiency. To keep your family comfortable and energy costs low throughout the season, here are tips to keep your cooling system clean.

How to Prevent Grime Buildup in Your Air Conditioning Unit

1. Clear the Area Around the Outdoor Unit

Before you turn on the air conditioner, rake up leaves, twigs, and dirt to create a two-foot clearance around the condenser unit. This will prevent dirt and plant debris from getting drawn into the outdoor cabinet and collecting on the condenser coils. Dirty coils disrupt the cooling process, as they can't convert refrigerant gas back into liquid form.

2. Change the HVAC Filter

Located in the return air duct or blower compartment, the HVAC filter traps dust, pollen, pet dander, and other allergens before the particles can collect on internal components or recirculate in living spaces. When the filter is clogged, air can't flow freely through the unit. When air can't circulate around cooling coils, they will freeze over.

The coils will no longer be able to absorb heat, which means air out of vents and registers will be warm. To prevent this problem, the filter should be changed every 30 to 90 days.

3. Fix Air Leaks

To keep air conditioning unit components clean, seal your house to stop dirt and other grime from getting in. This means there will be fewer particles to get drawn into the system. Put weather-stripping around door jambs and windows and caulk on the areas where wiring, pipes, and air ducts protrude from walls and ceilings. A heating and cooling contractor can fix gaps in ducts. This will keep dust buildup in wall voids out of the channels.
