While asphalt is a highly durable material, it's not completely immune from the eventual degradation of daily wear. Sun exposure, rain, and traffic will all take a toll on the material over time, but seal coating can limit the damage and maintain optimum curb appeal. Here's what you can expect from this essential maintenance service.

Why Is Seal Coating Needed?

Weather exposure is a major risk to asphalt surfaces. For instance, water can seep into the surface to degrade the subbase below. As the subbase breaks down, the top of the pavement will develop cracks and imperfections. These defects can allow even more moisture to penetrate the asphalt, which accelerates the rate of wear further. UV rays are another issue, as repeated sun exposure causes the surface to fade and break down gradually.

Asphalt pavement also faces other risks. Stains from gasoline and oil damage the surface and detract from a property's curb appeal. These substances also contribute to surface crumbling and may even harm vehicles if a large enough pothole forms in a driveway or lot.

How Does It Work?

A clean surface gives your seal coating team a nice, smooth base to work with. Accordingly, they'll take the time to thoroughly clean the surface to remove dirt and debris.

If cracks have already developed, they'll be patched and repaired prior to sealing. As for oil and gas spots, they can be heat-flashed to remove harsh chemicals and prevent further degradation.

Once the pavement has been cleaned and repaired, the seal coating mixture can be applied. The team will use a brush that ensures the entire surface is covered evenly.

Once applied, it will take about 48 hours for the seal to fully harden. Vehicle and foot traffic should be avoided until that time has elapsed.
