When your commercial property's asphalt driveway, sidewalk, or street has potholes and cracks, finding a paving contractor that can restore these areas is the best way to guarantee safety, convenience, and visual appeal. Instead of repaving the entire surface, removing and replacing the top layer of asphalt may be a cost-efficient option for you. This process is known as asphalt resurfacing—here's more information about what to expect.

4 Steps of the Asphalt Resurfacing Process

1. Prepare the Surface

Preparing your asphalt surface begins several weeks in advance. Since your paving contractors will use heavy equipment and forklifts to demolish the existing top layer of asphalt, create a plan for diverting parking or traffic. Use bight cones and high-visibility warning signs so that drivers and pedestrians are aware of the temporary rough terrain.

2. Mill the Asphalt

A few days before resurfacing, the paving contractors will arrive with heavy equipment and forklifts to break up the surface into smaller pieces. The top layer, now loose, will be dug up and removed. This is known as milling since the old asphalt is broken up, and the surface is carved to prepare for fresh asphalt.

3. Repair the Pavement

Once the top layer of asphalt is removed, your contractors may identify problems in the deeper layers. These cracks, potholes, grading, and sloping issues can negatively affect drainage and the smoothness of the final product. Patches, smoothing, crack repairs, and further milling may be conducted to ensure the surface is ready.

4. Resurface

Once the sub base is ready, a new layer of hot asphalt is applied, starting with a sticky tack coat that will support the bonding process. With the help of rolling and paving machines, the final layer of asphalt is added and smoothed. Avoid walking, driving, and parking on the newly resurfaced asphalt for at least 48 hours to let the layer set.
