When to Resurface Your Driveway

1. The Base Is in Good Condition 

Because resurfacing only replaces the top few inches of asphalt, a solid foundation is necessary to ensure it retains a smooth surface without sinking or becoming deformed. To tell whether the driveway base is still in good condition, look for potholes and alligator cracks, or an area of cracks that resemble the back of an alligator. If either is present, the base is damaged and needs to be replaced. 

2. The Driveway Isn't Old

Resurfacing is only appropriate for driveways less than 20 years old. Any older, and there are likely to be structural problems that will keep the new asphalt from retaining its shape. If your driveway is still in good condition but faded from the sun, resurfacing will restore the fresh, dark black appearance that adds to curb appeal.

3. Any Damage Is Minor

Exposure to the elements and the weight of vehicles over the years will cause asphalt to deteriorate. Widespread, deep cracking eliminates the possibility of driveway resurfacing. But if you only have small cracks—less than 2 inches deep and a quarter-inch wide—on less than 30% of the total driveway surface, resurfacing will restore your driveway's appearance.
