Although you can reasonably expect a well-maintained concrete parking lot to last for several decades, it will eventually need to be repaved due to wear and tear. Time and exposure to the elements and traffic can cause the surface to break down and develop cracks, holes, stains, and other problems. To ensure the safety of your customers and employees, and reduce the risk of damage to vehicles, stay alert to the following signs that your parking lot needs repaving.

When to Repave Your Concrete Parking Lot

1. Cracks

Cracks are usually caused by the soil underneath the concrete shifting, contracting, and expanding during cold weather. Small cracks often become big headaches over time, as they can worsen as water gets in and freezes and melts. Cracks also get bigger when exposed to chemicals like fuel, oil, and products used to melt ice. Eventually, cracks lead to holes, so repaving the parking lot when you start noticing them is a must.

2. Potholes

Cracks can eventually worsen into potholes, but potholes can also result when weakened concrete is constantly stressed by vehicles driving over it.  Like cracks, potholes start when the soil underneath the lot expands and contracts. Eventually, the chunks of concrete loosen, creating a hole that can be dangerous for drivers–and cause significant damage to cars.

3. Pooling Water

Good drainage is key to a safe parking lot and to preserving concrete for as long as possible. Water can worsen cracks, seep under the concrete, and cause soil to shift, speeding deterioration. Watch your parking lot for areas of pooling or standing water. If you see them, address drainage issues right away, and prepare to replace damaged concrete.
