Commercial roofing systems are often flat as compared to traditional residential roofs, which are sloped. Different materials are also typically used, including single-ply membrane and Spray Polyurethane Foam (SPF). Single-Ply

Single-ply commercial roofing systems consist of rubber and other synthetic chemicals. A & M Contractors utilizes DuroLast products for our single-ply installations. Both require preparing the current roof substrate by either cleaning or removing the existing roofing materials. Once the insulation gets installed, the single-ply roof is attached using mechanical fasteners, adhesives, or round rocks about three inches in diameter. Known as the ballasted technique, the rocks keep the roof from blowing off and are round to prevent puncture damage. 

These roofing systems offer excellent fire resistance and either reflect or absorb heat depending on whether light or dark materials are used. However, they are prone to damage from dropped tools and loose screws that can cause punctures. If adhesives secure the roof, they can degrade quickly from direct UV light exposure. These roofs can last 30 years with the right maintenance, such as cleaning in the fall and spring. Cleaning removes debris that clogs interior drains or scupper boxes on the eaves of the roof. It also prevents standing water issues that weigh on the roof, causing stress, and attract pests. 

SPF 

Applied using a spray gun, SPF provides a solid layer of closed-cell foam over an existing roofing system. Installation requires cleaning the current roof to remove dirt and debris that can interfere with adhesion. After the first layer dries, a second layer is applied to fortify and protect the foam.

SPF roofs generally feature white or other light colors that reflect UV rays. The energy-efficient roofing material offers thermal and moisture resistance thanks to its dense nature. SPF roofs do not feature joints or seams to minimize leaks but cannot be installed on a windy, cold, or rainy day. These elements interfere with adhesion efficiency. However, when properly affixed, these surfaces last 50 years with routine care, such as fall and spring cleaning.
