Usually, a leak can be fixed with a chimney cover. If you already have one, however, the invading moisture might be caused by the following issues.

Why Is Your Chimney Leaking?

1. Cracks in the Crown

The crown is the area of concrete that prevents rain and snow from entering the house. This component is exposed to high levels of moisture and climate changes, which can compromise the concrete.

Have someone look for visible cracks in the concrete slab. Fortunately, these problems are easily remedied through chimney repairs. A professional roofer will fill the imperfections or replace the damaged cement entirely.

2. Compromised Flashing

chimney repairThe flashing is the aluminum that covers the joint where the chimney and roof meet. Typically, this component is sealed to the roof using tar. After many years of wear and tear, the substance can eventually break down.

To see if the flashing is the cause of the leak, look for gaps between the aluminum and the roof. Have a roofing contractor perform the inspection and conduct the necessary repairs.

3. Damaged Mortar

Most chimneys are made of brick, which often lasts for decades. However, the mortar joints which hold the bricks together can wear away over time. Like other aspects of your home’s exterior, these joints are exposed to the elements.

Eventually, the mortar can erode, leaving the chimney vulnerable to leaks. If there aren’t any visible holes or cracks in the bricks, the mortar is probably the issue and will need to be repaired.
