1. Small Cracks

The best time to apply a new layer is when cracks are still small, so you can prevent them from worsening. Smaller cracks also don't have a major impact on the uniformity of the surface, so the added layer can sit and dry flush against the parking lot without disrupting the surface's evenness. You can still plan to sealcoat if larger cracks are visible, but these bigger gaps will need to be repaired prior to the application, likely with a filling material to close and secure the rift.

2. Fading Asphalt

Asphalt should maintain a deep, rich black color. Over time, some light fading is not uncommon, but if the color starts to become slate-gray or lighter, your sealcoat is beginning to break down and become less effective. This is especially an issue in the warm Hawaiian climate where the surface absorbs a considerable amount of UV light. Luckily, the bitumen content of sealcoat restores your parking lot to its original, deep black luster. 3. Emerging Vegetation

Assess your parking lot and check for weeds starting to emerge between small cracks and hairline fissures.
