The construction stakeout is a critical land surveying step that is needed to prepare all types of construction projects. This technique lays out the plan for the development to ensure that everyone is on the same page. It also helps contractors, builders, architects, and engineers avoid possible errors before they occur. As you begin your construction survey, you'll likely have some questions about what to expect from the stakeout. Use this guide to learn more.

A Guide to Construction Survey Stakeouts

What is it?

The team's grading plan engineer drives wooden stakes into the ground on the site to lay out the blueprints for the project. Spikes are placed around the perimeter of all planned structures, such as building corners, foundations, curbs, utilities, roads, and fences. The land elevation or cut for that location is written on each post, which tells the construction or land grading team how deep they need to dig in that area to accommodate the build.

When is it completed?

The stakeout is completed after the lot has been cleared and after the silt fence and construction entrance have been installed, but before the grading is done. This timing is key to transitioning between the planning and construction phases of a project.

Why is it important?

The posts accurately transfer the blueprints to the physical site before any work is started. After staking the land, the development team can determine any issues with the plans and correct them before breaking ground. This saves time and money that would be wasted if contractors and workers have to make adjustments later in the construction process.

What is the cut sheet?

The cut sheet is prepared upon completion of the stakeout. This blueprint measures the location and depth of each cut that is written on the posts. The result is a site map with a simple drawing outlining each structure; it includes notations that indicate how deep into the ground the corners of all buildings must sit to ensure their stability. This sheet and the stakes are used by the excavation team to properly grade the site.
