What to Know Before Buying a Home With a Propane Tank
By Owens Energy
In urban areas, most homes are heated by natural gas delivered through pipes from a municipal gas utility. However, in more rural areas, many homes are instead heated by propane contained on-site in large tanks. If you are new to this fuel source, you may be wondering how the system works. Below are some questions to ask before buying a home with a propane furnace.
3 Questions to Ask Before Buying a House with a Propane System
1. Who Owns the Tank?
Some homeowners own their tank and can choose which company they’d like to fill it for them. In this case, you will be purchasing the tank and will also be responsible for all necessary maintenance. Meanwhile, others lease their tanks from a delivery and installation company. If you lease yours, you'll be tied to a single company, but they will handle all required maintenance and safety inspections.
2. What Appliances Run on Propane?
Propane can operate on nearly any type of heating appliance, from furnaces to boilers and barbecue grills to fireplaces. Be sure you know which appliances are already plumbed to run on propane and which are not. For instance, the water heater and stove may run on electricity. If you prefer a gas cooktop to an electric one, you may need to upgrade the system to fuel a new oven and hot water tank.
3. How Large Is the Tank?
You need to know the tank capacity. The larger it is, the less frequently it will need to be refilled, but the more each tank will cost for delivery. You especially want to know how much gas the tank holds because you don't want to run out of fuel during the coldest week of the year when it could take time to schedule a refill.
