Any homeowner wants to move into a safe and functional residence. FHA inspections are required when a home is purchased with a Federal Housing Administration (FHA) loan. The buyer typically pays for the service. The following guide explains more about the process and why it's necessary.

What Are FHA Inspections?

The U.S. Department of Housing and Urban Development (HUD) requires a specialized inspection to ensure the property meets security, safety, and soundness standards. The inspection must be conducted by a licensed HUD-approved appraiser and takes a few hours. Based on their results, the appraiser will also verify the home's current market value to protect the buyer and the lender.

The Inspection Checklist

General

FHA inspections

The inspector will check the condition of the electrical wiring and look for the presence of lead-based paint. They will also record the condition of the windows, ceiling, walls, floor, roof, and foundation. For your safety, they'll take note of working smoke detectors and fire exits. The neighborhood shouldn't be near hazards like asbestos or an oil source. The dwelling shouldn't encroach onto a neighbors' property and vice versa.

Kitchen & Bathroom

In the kitchen, the appliances must all function properly, and the sink shouldn't have visible leaks or signs of water damage. There must be ample room for food preparation, storage, and serving. The sink and toilet in the bathrooms should work, and there cannot be leaks from any of the fixtures. The inspector will also check for ventilation, such as a window or exhaust fan.

Plumbing & HVAC

The heating and cooling systems must be adequate for the home's size. The home must have an approved water supply from a private well or a public line. The plumbing systems should be properly maintained, and the home needs a connection to an operable septic system.
