What is Alligator Cracking?

Alligator cracking is a pattern of crevices that results in asphalt breaking into sections with three or four sides over a wide area. It typically begins as a series of parallel hairline cracks before transverse fractures develop and connect the individual imperfections. 

At first, this issue may include just a few transverse cracks. Unless promptly repaired, more cracks will form until the paved area is completely broken into quadrangular pieces with patches missing.

What Causes It?

Alligator cracking is most commonly caused by water seeping into existing cracks and potholes. As moisture penetrates the ground below the pavement, it will destabilize the foundation, leading to subsidence and weakening the surface. Regular vehicle and foot traffic will place excessive strain on unsupported areas and cause them to break down.

Other causes of this issue include soil erosion, tree root growth, ground settlement, and a high clay content in the soil beneath the pavement. These problems can disrupt the soil and weaken the support under the paved areas.

How to Fix Alligator Cracking

As soon as you spot cracks in your pavement, have an asphalt contractor patch and seal them to prevent the damage from spreading. It may also be necessary to limit traffic in the affected area.

However, this is often a temporary solution at best, as the development of alligator cracks is a strong sign that the soil supporting the paved area has been compromised. A more long-term solution is to pull up the asphalt, install a new, stronger foundation, and repave the area, particularly when the damage is extensive. Then, have an asphalt contractor reseal the pavement every three years and inspect it for potential problems.
