How to Ensure a Lot is Buildable

1. Talk with Your Real Estate Agent

Your real estate agent can communicate with the seller and their agent to answer any questions you have about the property. The seller should tell you whether there are any easements, encroachments, or covenants on the lot, which would impact how you can use it. Your agent can walk the land with you to help identify any potential issues such as low-lying areas or wet soil.

2. Contact the Local Building & Planning Office

They can tell you if the lot is zoned for commercial, residential, or mixed use. They can also outline any building limitations, such as the structure's height and how far it needs to be set from the property line.

Request copies of any previously completed site surveys from the local registrar’s office for a small fee. Unless there is a very recent survey to use, hire your own surveying company as well. This survey will mark the property’s boundaries and provide information such as the grading and any land features.

4. Estimate the Cost of Utilities

A major cost in a new build is connecting utilities such as water, and electricity. Bring out a contractor to give you an estimate for connecting to public utilities. The further they need to build to connect your home to the existing infrastructure, the more it will cost.

If your lot is in a rural area, then estimate the cost and feasibility of putting in a well and a septic system. A well contractor can locate the best spot for a well and tell you its estimated output.
