Many commercial roofing systems feature pitches of 10% or less, categorizing them as flat. Flat roofs typically cost less to install than sloped roofs, accommodate large HVAC units, and make maintenance easier. If your commercial building includes a flat roof, put these maintenance tips into practice. With the right care, flat roofs last 20 years or more.

How to Maintain a Flat Commercial Roofing System

1. Clean at Least Twice a Year

Eliminate organic debris accumulations from the roof in the spring and fall with a large broom and trash bin. Debris stresses the roof by adding weight, especially if it gets saturated in rainwater. It also attracts vermin that can enter the building and inflict various damages, such as chewed electrical wiring. Keep trees trimmed back to avoid excessive debris buildup and further reduce pest problems.

2. Keep Drains Clear

Check all drains for clogs and remove debris wearing thick gloves. Commercial flat roofs feature either internal drains at their centers or scuppers installed along the eaves. Scuppers function as mini gutters with connecting downspouts to direct rainwater and melting snow off of the roof. Clogged drains and gutters risk standing water issues that increase roof leak risks and attract insects.

2. Prevent Ponding

Look for ponding during cleaning activities or roof depressions filled with water. If the roof has ponding problems, go inside and check for sagging issues, such as bent bar joists or decking. Schedule professional roofing services to repair sagging areas and build up the depressions to prevent serious ponding and leaks.

3. Identify Cracks & Blisters

Inspect the flat roof for cracks from temperature-related stress and blisters from air trapped between felt layers or felt substrate. Blisters can eventually pop and provide gaps for rainwater infiltration. While small cracks are repairable with commercial roofing patch kits, larger cracks and blisters require professional services to avoid future problems.

4. Check the Plumbing Stacks

Ensure the flashing around the roof’s plumbing stacks is intact. Rusted or loose flashing becomes prone to leaks, so request replacement flashing services as needed. Also, check the stacks for debris clogs that impede air circulation in the commercial building’s plumbing system.
