1. Water Proximity

In beach communities, people generally prefer vacation homes that are as close to the water as possible. Those that are close, such as right on the beach, will maintain a much higher value than those further inland. 

If the property isn't beachfront, consider how you would access the beach. Ask if there's an access trail to walk to the beach or ample parking there if you'll need to drive. 

2. Flooding Risk

The closer the property is to the water, the higher the risk of flooding. This will raise your insurance rates, so talk to your agent to get an idea. Check local flood maps to see whether the area has flooded in the past, and if so, how frequently this has happened. 

The home should be built with flood-resistant materials such as concrete, closed-cell insulation, pressure-treated wood, ceramic tile, and galvanized steel. 

3. Year-Round Weather

The weather can change drastically throughout the year in beach communities. Research more than temperatures; for example, you should know whether the wind tends to pick up during a particular time of year or if there is a storm season. This will ensure you will have ample opportunity to visit during the season of your choice. 

4. HOA Inclusions

Condo buildings typically come with an HOA, or homeowner's association. Ask for HOA documents, so you are familiar with the fees, the rules, and the inclusions. For example, the HOA may provide amenities such as a pool or handle maintenance on the exterior and roof of the building.
