Metal roofing is a durable material that can last a century or more. Like any building material, it is vulnerable to certain kinds of damage, which may need to be prevented or repaired to keep it in top shape. Here are the most common roof repair issues to watch for with metal roofing.

1. Corrosion

Some types of metal, including steel and copper, corrode when exposed to water and air. Metal roofing systems using these materials are treated with coatings to prevent this problem, but areas where they’re scratched, dented, or worn may begin to corrode. 

Also, places where two different types of metal meet—such as screws or bolts fastening metal plates to the underlying roof structure—are especially prone to corrosion. When this happens, the affected parts may need to be replaced. To prevent corrosion, your roofing contractor may be able to reapply a protective coating. You can also choose aluminum roofing systems because aluminum is naturally corrosion-proof.

2. Leaks

Where a fastening or seam fails, water can often get through the roof. This happens when the roof is damaged by heavy weather or falling objects or when severe corrosion warps or eats away part of the material. The most vulnerable areas include seams and joints and the flashing used to line any features protruding through the roof. How easy this is to repair depends on the extent and location of the damage, but many can be fixed with new flashing or fresh fastenings.

3. Wrinkles

Roofs made from flat panels of metal rather than shingles can sometimes warp and wrinkle with age. This is often called oil canning, elastic buckling, or stress wrinkling. While it is sometimes due to incorrect installation, it can also be caused by heat stress or by shifting in the building foundation and walls that put pressure on the roof. Oil canning can be less noticeable if you apply a matte finish to the roof. Otherwise, you may need to replace it with a thicker type of metal panel that will stand up to the pressure.
