There are two main types of fire sprinklers: dry and wet systems. Dry sprinklers include pressurized air that is released when the system is activated through smoke or heat detectors. These are generally installed in warehouses, garages, or commercial spaces without consistent heat. Since the pipes are not full of water, they're not at risk of freezing and won't need extra preparation for the winter.

Wet systems house water directly in the pipes so it’s readily available when the sprinkler heads are activated. Even though these systems are usually installed in heated buildings, they may still require maintenance to prevent freezing. If the furnace breaks or heat is shut off for an extended period, the water could expand and burst the pipes. 

How Should I Maintain My Fire Sprinklers for Winter?

If you have a wet fire sprinkler system, ensuring your building has the proper heat and insulation is the best way to prevent freezing. Find out the R-value of all the insulation in the building; this is the unit of measure for preventing heat transfer. All exterior walls should have insulation with at least an R-13 rating. Attics and ceilings over the fire sprinkler pipes should have insulation with at least an R-30 value. 

Sprinkler pipes in areas that are prone to freezing, like those that run to unheated garages, may also benefit from an electric heat tracing device that wraps around them to directly raise water temperature. Antifreeze in the water can also drop the freezing point.
