Few factors will affect your day-to-day life inside your newly built home as much as the floor plan. Since it’s such an important decision to make, you’ll want to take careful consideration before going to your home builder with a design. Before you meet with an architect to finalize plans, here are a few thoughts to bear in mind.

What to Consider When Deciding on Your House’s Floor Plan

1. Room Layout

First, it’s important to consider where your bedrooms will be in relation to other rooms in the house. Some people like to keep all the bedrooms grouped together in one wing, while others prefer to have the master on one side of the house with the living, kitchen, and dining rooms in between. If you have small children, being closer to their rooms might be more convenient.

2. Flow of Traffic

Think about your daily routine and which floor plan will best accommodate it. For example, having an entry to the kitchen from the garage may make it easier to take out the trash and carry in groceries. A washer and dryer on the same floor as your bedrooms will prevent you from having to carry baskets of clothes up and down the stairs.

3. Room Size

The size of each room will depend on several factors, including the overall size of your house (and thus, your budget), as well as how many rooms you plan to include. If you’d like to have a home office and a playroom for your children in addition to three or more bedrooms, you might need smaller rooms than you would for a simpler layout, with just the basics.

4. Lifestyle & Priorities

Another consideration to bear in mind before submitting plans to your home builders is your lifestyle and priorities. If you plan to have more children, have an elderly parent move in, or want to host guests frequently, extra bedrooms are important. For people who like to entertain frequently, an open floor plan with the kitchen, living, and dining spaces all connected allow guests to mingle freely.

5. Plumbing Connections

While you’ll ultimately have free reign when deciding on placement for the kitchen, bathrooms, and laundry room, arranging at least a couple of these places back-to-back can result in fewer “wet walls” with plumbing connections. This could help keep costs down and allow your home builders to wrap the plumbing portion of your construction up quicker.
