You want to know exactly what you’re buying, and taking a deep dive will ensure you don’t inherit property damage or legal issues when buying a house.

2. Musty Smells

Mold is a common allergen that grows in moist, dark conditions. It’s a clear sign of a leak and causes flu-like reactions. If there is a musty smell, there may be mold somewhere in the home. 

Attics, basements, beneath flooring, and in walls are just a few hard-to-reach areas. Schedule a full inspection of the home so a professional can identify colonies and water damage from flooding and leaks. 

3. Structural Damage

Inspect the roof from the street. Missing and cracked shingles or sagging areas mean the attic supports are weak. This structural damage can mean the roof is dangerously close to collapsing, and leaks may also be a problem. 

Also, look for any type of crack on the sides or the visible foundation. These are signs that the foundation is shifting and can’t support the home’s weight. Inside, you may find windows and doors don’t fit in their frames and that floors and walls are bulging and sagging. These structural problems are expensive to repair, so it's crucial to consider whether the investment is worth it.
